California Self-Storage Lien-Sale Notice Requirements
California self-storage operators may send the preliminary lien and lien-sale notices by certified mail, but current law also allows first-class mail with a certificate of mailing or qualifying email.
Trigger
Storage rent or other charges remain unpaid for 14 consecutive days and the operator advances the statutory lien process.
Sender
The self-service storage facility owner or operator
Recipient
The occupant at the last known address, and at the alternative address the occupant gave in the rental agreement, if any
Timing
The preliminary notice gives at least 14 days before termination; the later lien-sale notice gives at least 14 days before the specified sale threshold.
Mailing method
Certified Mail, first-class mail with a certificate of mailing, or qualifying email under the delivery-confirmation rules.
Jurisdiction
California; verified 2026-10-28
- Itemize the claim, default dates, and termination or sale deadline.
- Explain loss of access, lien attachment, payment cure, and possible sale.
- Include the statutory declaration in opposition with the lien-sale notice.
- Track preliminary and sale-stage notices separately for every unit.
- Apply the current contact method and fallback rules from the rental agreement.
- Retain the notices, mailing or email evidence, declarations, responses, and sale outcome.
Where KiteCourier fits
Large and concentrated recurring market, but mail is competing with cheaper statutory alternatives.
Product constraint
KiteCourier does not manage email delivery, declarations in opposition, publication, auction, or vehicle-specific liens.
Alternatives
- First-class mail with a certificate of mailing.
- Email when the agreement and delivery-confirmation provisions are satisfied, with mail fallback when actual delivery cannot be shown.
Exceptions and qualifications
- Vehicles and vessels in storage use different lien-enforcement statutes.
- An occupant declaration opposing sale changes the process and may require a court action.
