Qualifying subcontractors, sub-subcontractors, and material suppliers
Recipient
The owner and any additional recipients required by § 713.06
Timing
Before furnishing or no later than 45 days after first furnishing, subject to earlier project and final-payment cutoffs.
Mailing method
Actual delivery, qualifying common-carrier service, or registered, Global Express Guaranteed, or certified mail with evidence of delivery.
Jurisdiction

- Use the statutory notice language in § 713.06.
- Identify the owner, contractor, lienor, customer, property, and services or materials.
- Use the notice address from the notice of commencement when applicable.
- Record the first-furnishing date and calculate the outside deadline before preparing mail.
- Check the notice of commencement and state records for every recipient and address.
- Keep the notice PDF, proof of mailing, delivery evidence, and project identifiers together.
Where KiteCourier fits
Strong bulk and evidence-storage fit for suppliers and notice services handling many projects and recipients.
Product constraint
KiteCourier does not calculate the statutory deadline or determine lien eligibility. A Florida construction professional should review the notice and recipient list.
Alternatives
- Actual delivery to the statutorily identified person or business representative.
- A qualifying common carrier with evidence of delivery.
- Posting at the improvement only when the primary service methods cannot be accomplished.
Exceptions and qualifications
- Laborers and professional lienors have different notice rules.
- Special timing and address rules can make service effective on mailing in limited circumstances.
